<p>Will your home gain value over the next 12 months? Nobody can know for sure, of course, but should recent housing trends continue, there&#8217;s concrete cause for optimism.</p>
<p>The housing economy has suffered since 2007, knocking home values down nearly 20% nationwide. And while some areas have fared better as compared to others but, in general, home values are down.</p>
<p>Mortgage rates are down, too, and that&#8217;s good news for buyers in Coto de Caza, and South Orange County. The combination of low rates and low prices has led home affordability to an all-time high. As you&#8217;ll hear in this <a title="NBC The Today Show Interview" href="http://today.msnbc.msn.com/id/26184891/#45798261" target="_blank">4-minute interview with NBC&#8217;s The Today Show</a>, carrying a mortgage costs 25% less per month as compared to just 3 years ago.</p>

<li>There are more buyers out looking for homes today, which leads to more sales</li>
<li>The housing market is expected to get gradually better, month-by-month, in 2012</li>
<li>Foreclosures will continue to be a big part of the housing market</li>
</ul>
<p>With housing supplies shrinking, buyers throughout California may find their best &#8220;deals&#8221; today &#8212; before the Spring Buying Season begins in February.</p>
<p>However, we can&#8217;t forget that housing markets are local &#8212; not national. Each town and neighborhood has its own market drivers and prices where <em>you</em> live may have already started to climb.</p>

<p>With mortgage rates at all-time lows, you may be asking &#8220;Is now a good time to refinance?&#8221;. This short interview from NBC&#8217;s The Today Show offers good insight.</p>
<p>Refinancing a mortgage is about more than just &#8220;low rates&#8221;. For example, there are costs associated with giving a new mortgage and even with the average, 30-year fixed rate mortgage near 4 percent, the costs of a such a move can outweigh the benefits &#8212; both in the short- and long-term.</p>
<p>The video originally ran in September when mortgage rates averaged 4.09%. Rates are different today, but the offered advice remains relevant.</p>
<p><a title="Is now the time to refinance, from NBC" href="http://today.msnbc.msn.com/id/26184891/#44548299" target="_blank">Some of the key points</a> raised include :</p>
<ul>
<li>The lowest rates come with the highest costs. Consider a slightly higher-rate option from your bank.</li>
<li>Falling home values may make it harder to qualify for a refinance in the future. Your best time to act may be now.</li>
<li>If you&#8217;re many years into a 30-year loan, you can consider switching to a 15-year mortgage to avoid &#8220;resetting&#8221; your term.</li>
</ul>
<p>And, lastly, the interviewee makes a strong point that your refinance should save you enough money to make paying the closing costs &#8220;worth it&#8221;. Make sure the break-even point on your closing costs versus your monthly savings occurs within a reasonable time frame.</p>

<p>From the pro-renting part of the talk, there&#8217;s valid points about the economic impact of low credit scores and/or no cash for downpayment, and the ongoing, annual cost of home maintenance &#8212; estimated at 2% of a home&#8217;s value.  Plus, renters have the ability to &#8220;follow a job&#8221; to a new town or region whereas a homeowner may be restricted, somewhat.</p>
<p>From the pro-purchase part, however, there&#8217;s excellent points that were made, too:</p>
<ul>
<li>Mortgage rates are low and each 1% drop to rates equates to a 9% drop to home price</li>
<li>Buyers can zero in on a particular area with particular schools or walkability, for example, better than renters</li>
<li>A home can a piggybank over the long-term; a place for &#8220;forced savings&#8221; for families that want it</li>
</ul>
<p>The segment then closes with 5 of the best cities in which to rent, and 5 of the best cities in which to buy.</p>
<p>Whether buying or renting, don&#8217;t try to go at it alone. There&#8217;s lot of resources online, and an email to a local real estate or mortgage pro can set you in the right direction.</p>

<p>The New York Times ran an important story this week concerning pregnancy and mortgage approvals. Don&#8217;t Get Pregnant</a>&#8220;, the article discussed the difficulties that expecting and recently-expanded families are having with their mortgage financing.</p>
<p>NBC&#8217;s The Today Show picked up the story as well, as shown <a title="The Today Show on pregnancy and mortgages" href="http://today.msnbc.msn.com/id/26184891/vp/38340602#38340602" target="_blank">in the 3-minute clip above</a>.</p>
<p>The crux of the issue is that maternity/paternity leave often leads to a change in household income and mortgage lenders will no longer assume one or both parents will go back to work full-time.&nbsp; The loss of income can raise a household&#8217;s debt-to-income ratio to unlendable levels.</p>
<p>Now, your loan officer cannot ask you about a pregnancy; such questions would be in violation of <a title="ECOA" href="http://www.ftc.gov/bcp/edu/pubs/consumer/credit/cre15.shtm" target="_blank">Equal Credit Opportunity Act</a>. But he <em>can </em>ask if whether you expect your future employment and income situation to change. This would be a perfect time to broach the topic. And you should. If you&#8217;re found to have withheld employment and income information from your lender at a later date, it could result in an immediate loan denial plus a loss of earnest monies paid.</p>
<p>Across both pieces, though, the prevailing message is this: Families concurrently planning to (1) have a baby and (2) buy a home should be up-front and forthcoming with their loan officers. Financing is often still available for families expecting an addition &#8212; there&#8217;s just some extra paperwork though which to work.</p>
<p>Be prepared for that paperwork and you&#8217;re more likely to get your loan.</p>
